Owners often hire an asset manager without a clear picture of what the role should deliver.
The result is that the job quietly collapses back into property management, and the owner never gets the strategic value they were actually looking for.
Here is what the role should look like in practice.
A good asset manager sets and tracks a clear performance target for the asset, expressed in terms an investor would recognise, such as net operating income growth, occupancy targets, or yield against acquisition cost.
Without a target, there is nothing to manage toward.
They review rental strategy on an ongoing basis rather than leaving rates static for years.
Nigerian commercial rents move with inflation, currency pressure, and local demand shifts, and an asset manager should be actively testing whether current rates still reflect the market, not simply renewing leases at the same figure out of habit.
They make renovation and repositioning calls.
If a retail unit is underperforming because of poor tenant mix or dated finishes, the asset manager decides whether capital spent now improves long term returns enough to justify the outlay, and builds the business case for the owner.
They negotiate or oversee negotiation of major leases, since lease terms shape years of cash flow in a single agreement.
This includes rent review clauses, service charge structures, and renewal options, not just the headline rent figure.
They interpret the property manager’s operational reports rather than simply filing them. Occupancy numbers, maintenance costs, and tenant complaints all feed into asset level decisions, and a good asset manager reads these reports for what they signal about the asset’s trajectory, not just as a compliance exercise.
Finally, they keep the owner informed with the kind of reporting an investor actually needs: performance against target, key risks, and recommended actions, rather than a general update with no direction attached.
If your current arrangement is not producing this kind of output, you may have someone managing your property, not your asset. Miyyatii provides dedicated asset management for commercial holdings in Abuja and Lagos.
