Reading a commercial location properly

Everyone says location matters.

Far fewer can explain what makes one location genuinely better than another for a specific commercial purpose.

For an investor, learning to read a location properly is one of the most valuable habits you can build.

Start with purpose.

A great location for a warehouse is not a great location for a retail unit, and neither is a great location for prime office space.

The first question is not whether an area is desirable in general, but whether it suits the use you have in mind and the tenants that use will attract.

Then look at access and movement.

How easily do people, goods, and vehicles reach the property.

For retail, footfall and visibility matter enormously.

For industrial and warehouse assets, road access and the ability to move goods efficiently often matter more than appearance.

For office space, the ease with which staff can get to work shapes how lettable the building will be.

Consider the surrounding activity.

A commercial asset does not exist in isolation.

What is happening around it, the other businesses, the direction the area is developing, the presence or absence of the infrastructure a tenant needs, all of this shapes both current value and future prospects.

An area that is quietly improving can carry an asset upward. An area that is declining can drag a good building down.

Be honest about services and reliability.

In Nigeria, the practical realities of power, water, security, and drainage are not background details.

They are central to whether a commercial property can operate and hold a tenant.

A location that looks attractive on a map can be far less attractive once you understand what it takes to keep a business running there.

Finally, think in time.

The best owners do not just ask what a location is today, they ask where it is heading. A location bought well is one that suits its purpose now and stands to improve, not one that is already at its peak.

Assessing a location this way takes local knowledge and honest judgement rather than optimism.
